Greg and I have been looking at buying some land in the mountains for a long time. From time to time we look at land for sale. Most of the time the property is not enough acres for the price. Greg wanted a minimum of 5 acres. We were looking for property that was only 2-3 hours drive away from our home. We’d even looked at land in Oregon. He found property last summer he really wanted and went and looked at but there was no access. We’d have a battle on our hands to get the rights to access it, so we passed.
After Thanksgiving we looked again and found some property Greg was in love with. It was in the exact spot he goes hunting. It was 35 acres and in our price range. It’s a little over an hour drive from our house.
About a week after finding it online we were heading out to view the property. Jayse and Darin came with us.
The people that were selling the land had 2 others lots for sell. One that was 26 acres and one that was 37. The 37 acres was a little high on our budget but after viewing them it was the better property. It had less trees, more access, a creek going through it and got more sun. Although, in my opinion they were all very raw (ZERO utilities) and steep but still beautiful.
My requirements for land was that it was not off a main road but tucked away a bit and that it had trees. It checked my boxes.
Since this was in December there was snow but not too much yet. We ventured up a bit. Jayse and Greg went to the very top of the 37 acre property. Greg took some pictures of the view up there and found some spots where the land was flat, meaning options for building.
Darin and I didn’t go as far but walked up a bit and up the road along the creek. Darin has a lot of construction experience and assured me, that a road could be built and there are some possibilities for building because again I thought it all looked very steep.
Once Greg and Jayse got back down we headed back to Boise. I knew from the instant Greg saw it there was no turning back. He wanted the property BAD. We began the process of getting a lender and preapproved so we could put in an offer the very next day.
Thought this was so cool. As we were driving to the property the fog had settled in this valley and the sun was shining. Looked beautiful.

Flat spot, potential place to build – what a view!

Pictures Greg got from the top:

The view just makes me want to cry.
